Repair or Replace? 6 Signs Your Florida Roof Is Done
By Daniel Reyes ·

The short answer
If your shingle roof is under 15 years old and the damage is limited to one area, a repair is usually the right call. If it’s over 18–20 years old, has widespread granule loss, or leaks in more than one place, replacement is usually cheaper in the long run.
Six signs it’s time to replace
1) Shingles curling or cupping at the edges. 2) Bald spots where granules have washed into the gutters. 3) Soft or spongy decking when you walk the roof. 4) Daylight visible in the attic. 5) Multiple leaks in different areas. 6) The roof is near the end of its rated life and your insurer is asking questions.
What a good inspection looks like
A good roofer goes up on the roof, checks the attic, and gives you photos of everything. If someone quotes a full replacement from the driveway, get a second opinion.
